What is the difference between SBA 7(a) and 504 loans?
The difference comes down to purpose and pricing: SBA 7(a) is the flexible, all-purpose program, up to $5M for working capital, acquisitions, equipment, refinancing, or real estate, at variable rates currently around 10.5%-14%. SBA 504 is the fixed-asset specialist, up to $5.5M for commercial real estate and major equipment, funded through a CDC plus a bank, at fixed rates that typically work out to 5-7% today. Pick wrong and you either overpay on rate or strangle a flexible need inside a rigid structure. Quordx Capital matches your deal to SBA-approved lenders and tells you which program your file actually fits.

7(a) vs. 504, Side by Side
Use of funds: 7(a) covers nearly anything business-related: working capital, inventory, equipment, acquisitions, debt refinancing, real estate. 504 is restricted to fixed assets: primarily owner-occupied commercial real estate and long-lived major equipment.
Maximums: 7(a) tops out at $5M; 504 at $5.5M. And as of a May 2026 SBA rule effective July 2026, eligible borrowers can combine the two for up to $10M in cumulative SBA exposure: useful for large projects with both property and operating needs.
Rates: 7(a) variable rates are capped at Prime (7.50%) plus 3.0%-6.5% by loan size, roughly 10.5%-14% now. 504 rates are fixed for the life of the loan and tied to the 10-year Treasury; the May 2026 debenture priced at 4.82%, with effective rates typically in the 5-7% range.
Structure: A 7(a) loan is one loan from one lender. A 504 splits the project between a bank and a Certified Development Company (CDC), with the borrower typically contributing 10% (15-20% for special-use properties or startups).
The simple rule: buying a building or major fixed asset you'll occupy long-term? 504's fixed 5-7% is hard to beat. Anything else, or a mix of needs? 7(a).
Which Program Fits Your Situation
SBA 7(a): best for acquisitions, working capital, refinancing, and mixed-purpose deals up to $5M.
SBA 504: best for owner-occupied commercial real estate and heavy equipment, where decades of fixed-rate certainty matter.
SBA Express: best for needs up to $500K when you want SBA economics with a 36-hour SBA response.
Commercial real estate financing (conventional): $100K-$10M+ outside SBA when speed or structure demands it.
