What are current SBA loan rates?

As of June 2026, SBA 7(a) variable rates run roughly 10.5% to 14%, SBA 504 effective rates typically land in the 5-7% range (fixed for the life of the loan), and SBA Express rates can reach Prime + 4.5% to 6.5% depending on loan size. All variable SBA pricing keys off the WSJ Prime Rate, currently 7.50% and steady since mid-2025. SBA 7(a): variable rate caps by loan size: (Prime 7.50% plus the maximum spread):

- Over $350K: Prime + 3.0% = 10.5% - $250,001-$350K: Prime + 4.5% = 12.0% - $50,001-$250K: Prime + 6.0% = 13.5% - $50K or less: Prime + 6.5% = 14.0%

Those are caps: competitive lenders can price below them, which is precisely why comparing matters. Note the pattern: bigger loans get tighter spreads.

SBA 504: fixed for the loan's life: Tied to the 10-year Treasury and repriced monthly; the May 2026 debenture rate was 4.82% for 20- and 25-year terms, with all-in effective rates typically 5-7%.

SBA Express: lenders may charge up to Prime + 4.5% on loans over $50K, or Prime + 6.5% at $50K and under, in exchange for an SBA response within 36 hours.
